The buildings feature a floor load capacity of 350 kg/m² on upper levels and up to 600 kg/m² on the ground floor, accommodating research and development laboratories, heavy technical equipment, or operational configurations requiring enhanced structural robustness. Their BOMA efficiency ratio of 92% exceeds the 85% standard required for Class AAA buildings, while Duovent thermal glazing and underfloor cable management complete a solution engineered for long-term operational excellence.

The floor-to-floor height, well above the 3-meter standard in Class A+ buildings, is not merely a technical advantage: a study by the University of Minnesota (Meyers-Levy & Zhu, 2007) found that high ceilings foster more abstract and creative thinking, while research from the University of British Columbia associates these spaces with an enhanced sense of freedom and psychological well-being among occupants. Operational Continuity and Resilience

The campus infrastructure is engineered to sustain functional stability and operational continuity during external disruptions. It incorporates critical redundancies: dual electrical feeds sourced from independent substations, an on-site private water well, telecommunications redundancy, a certified, fully operational helipad, and dual vehicular and pedestrian access points along distinct thoroughfares—Eje 5 Norte and Av. de las Granjas—situated approximately 1 km apart. This configuration ensures uninterrupted operations in the event of municipal infrastructure failures, road blockades, or external contingencies, minimizing vulnerability and strengthening corporate business continuity protocols.

Smart Parking and Flexible Management

The campus offers 1 large, self-park space per 30 m² of office space, providing a total of 4,100 parking stalls. By avoiding double- or triple-stacked parking arrangements, it eliminates the operational friction common in other corporate developments. The digital license plate recognition (LPR) control system enables flexible allocation schemes: companies can register more employees than their assigned spaces and manage parking overflow under an hourly public rate structure, optimizing actual parking utilization in hybrid work models.

Integrated Operations Management

Campus operations are managed by Odipark S.C., an affiliate of the same development group, under a long-term asset stewardship vision. Unlike models reliant on widespread outsourcing, the majority of the operational staff—comprising over 100 personnel—is directly hired, fostering greater stability, lower turnover, and cumulative operational expertise within the campus. This framework, built upon the developer group’s years of experience across multiple real estate developments in Mexico, enables competitive compensation that encourages staff loyalty and sustains continuous training. Management is supported by robust specialized software designed to schedule, monitor, and optimize every operational process, complemented by efficiency methodologies such as the 5S system for inventory management and high-grade supplies. Any cleaning or maintenance request can be reported via QR codes distributed throughout common areas, receiving direct oversight from the director in charge, while hidden service corridors and golf-cart transit enable the team to reach every corner of the campus without disrupting tenants’ daily business activities.

Comprehensive Security

Security features 24/7/365 monitored CCTV surveillance, personalized user-card pedestrian access control, guards stationed at main entrances and building lobbies, vehicular barrier gates with automated license plate recognition, and guard booths at every entry point. The security detail integrates specialized industrial and banking police forces (policía bancaria e industrial) with highly trained private security personnel directly employed by TecnoParque, stationed across entrances, lobbies, and common areas. This is backed by a comprehensive Civil Protection program operating in constant coordination with tenant companies to preempt any contingency. For fire protection, the campus is equipped with smoke detection systems, fire sprinklers, and standpipes, alongside two service stairwells and a pressurized emergency stairwell. Elevators feature a dedicated firefighter operation mode, complemented by highly trained emergency response brigades and expansive, hazard-free evacuation zones. Additionally, the campus features a certified, fully operational helipad available for medical emergencies.
